GCON has established a unique Design-Build process that provides Owners a refined delivery method to build a project within budget while meeting or exceeding their performance expectations. From the very start of the process, we collaborate with the Owner to develop a custom Program for their project that incorporates the standards, requirements and building performance expectations they are looking to achieve.

Once the Program is complete, a Design Request for Proposal (RFP) is created to allow three select architects to provide competing design proposals. Key deliverables of this RFP include proposed site plans, floor plans and elevations. The development of the Owner’s Program and design solicitation/competition is provided by GCON at no cost to the Owner.

Utilizing the latest in available tools and programs to generate real and accurate schedules. This allows us to identify and resolve constraints early on before the schedule and budge can be adversely impacted.

Project Logistics

The governing of all site coordination aspects including subcontractor scheduling, project delivery requirements, hours of operation, dust limitations, labor management plans, on site security and much more.

Client Success Criteria

Often overlooked, this vital final step allows for a smooth transition from construction to the Owner use. It includes such tasks as the commissioning of equipment, vendor training and turnover of closeout documentation.
